École Ibn Batouta

A new community in Ottawa built around a school rather than a masjid — the same principle, a different anchor.

The project

Family housing adjacent to an established Islamic school, so that the daily journey between home and classroom is a walk rather than a commute.

Why here

Families routinely choose where to live based on a school. Building the housing beside the school removes the trade-off between a good education and a manageable life.

What investing means, and does not mean. Subscribing to the Trust is not the purchase of a unit in this building and does not give you a right to live in it, or any claim over this specific property. You are subscribing for units in a trust that invests across the Tawakkul Master Limited Partnerships. Specific holdings are set out in the Offering Memorandum.

Other communities

Two ways to be part of this

Invest in it, or give to it.

These are different things and they are not in competition. One is a subscription for units, reviewed by a registered dealer, on which you can make or lose money. The other is a gift to the institution, which you will not get back and which is not an investment at all.

Invest Subscribe for units of Tawakkul REIT
  • From $500, in an RRSP, TFSA, FHSA, RESP or outside a plan
  • You own a fractional interest in the Trust, not in this building
  • Reviewed and approved by Drake Financial, a registered dealer
  • You can make money. You can also lose all of it.
Start a subscription Or have the details sent to you first
Give Support École Ibn Batouta directly
  • A gift to the institution itself, not to the fund
  • Tawakkul takes nothing from it and does not handle it
  • Where the organisation is a registered charity, it can issue a receipt
  • Sadaqah jariyah — it is not expected to come back to you
How the partnership works Or call and we will put you in touch
One thing to be clear about, because it is the most common misunderstanding. Subscribing does not buy you a unit in this building, a right to live in it, or any claim over it. It buys units in the Trust, which invests across several developments. If what you want is to help this specific institution, give — that does exactly what you intend, and a subscription does not.

Have the details sent to you.

The Offering Memorandum, what stage École Ibn Batouta is actually at, and a person who answers questions. No obligation, and we will not chase you.

Or call 905 949 9119.

From $500. This is not a commitment — it just tells us who to put you with.

How would you like to invest? Choose any.

We will send you the Offering Memorandum and follow up once. Your details go to Tawakkul and to Drake Financial, who would handle any subscription.

For residents, not investors

Want to live here?

Everything above is written for someone deciding whether to invest. This part is for someone deciding where to live. They are different questions and they deserve different answers — you do not have to invest a dollar to be on this list, and investing does not move you up it.

What the authorities say affordable rent is here.

City of Ottawa
Published affordable rent and income figures for Ottawa
HomeMonthly rentMaximum household income
Bachelor$932 – $1,331Not published
One bedroom$822 – $1,594Not published
Two bedroom$1,161 – $1,926Not published
Three bedroom$1,416 – $2,203Not published
These are the figures the authority named beside them has published. They are not Tawakkul rents. Rents at this project have not been set, and they will be published before anyone is asked to apply.

Ottawa publishes a range rather than a single figure, and states that rents are set against CMHC average market rents rather than against the household's own income.

Ottawa publishes no income eligibility table. The application form says only that household income must fall within limits set by the City, and directs applicants to Registry staff. We will not invent a number to fill that column.

Tell us what you would need.

We will write to you when rents are set, when the design is settled and when applications open. No obligation, and nothing to pay.

Or call 905 949 9119 and ask for the housing team.

How affordability works, in full

Anything that would matter to you? Choose any.

Only because affordable homes carry income ceilings set by the municipality, not by us. If your household is above the ceiling we would rather tell you now than let you wait for a letter that says no. Leave it blank if you would rather.

This is not an application and it does not hold a place for you. There is no queue yet, and nobody who joins this list is ahead of anybody else. It means we have your name, and that you hear from us before anyone else does.

Invest alongside this community.

Four questions to see what applies to you.

Or book fifteen minutes, or call 905 949 9119 and we will walk you through it.
